Joseph Cox

Joseph’s passion for people started when he entered the workforce. His upbeat personality and ability to analyze situations from many different angles makes his personality a natural fit for property management. Joseph started his career in the industry as an on-site property manager. His ability to connect with people makes him an asset in his role where he is responsible for marketing, public relations, and company-wide customer service training. Always ready with a lighthearted moment, he believes laughter can make the worst days a little brighter. 

In his down time, Joseph spends as much time as possible exploring new cities and relaxing any place near the ocean.

Audrea Tuhn

Born in Merced, Audrea was raised to see the beauty of the Central Valley. After graduating from California State University, Chico, she returned to Merced to start her family and seek a career that enabled her to do the most for her community. Now, a mother of three, she spends her free time on adventures with her family and making as many memories as possible. Audrea takes pride in her leadership role as a regional manager and strives to be the best resource for her team and all the clients that River Drive serves.

Michael Richter

A true California kid, Michael has lived in Los Angeles, San Francisco, and everywhere in between. His career is based around the customer service industry including restaurants, retail, and non-profits. He has found a passion and professional home in property management and is happy that his professional ideals and passions align with those of River Drive.

Melissa Balderama

Raised in Merced, Melissa now spends her weekends taking her family out on their bass boat to enjoy the water. She enjoys being outdoors and loves exploring new places to eat but her favorite pastime is going to her kid’s extracurricular activities and seeing them grow in confidence. Melissa’s previous experience in maintenance operations makes her an asset to the accounting team and improving financial gains.

Xay Her

Xay is a lifelong resident of Merced County and takes pride in her dedication to strong family values and quality business principles. She is a former student of both Golden Valley High School and Merced College. In her free time, she enjoys watching horror movies, crafting, and taking spontaneous trips, especially to the beach. During business hours, Xay leads our accounting team and takes on the responsibility of all things financial. This includes processing invoices, paying vendors, and making sure our clients are making the most profit from their investment.

Julio Anaya III

After living in the bay area for the past 4 years, Julio is back home to serve our tenants and communities here at River Drive. He comes from a background of Military Privatized housing with experience in leasing, facilities, and maintenance. His mission of service is to help families create new memories courtesy of River Drive Properties while also ensuring that we are providing the best service to your investments.

Travis Tuhn

Another Central Valley native, Travis enjoys spending his time on the golf course and making sure his children have a fun and fulfilled childhood. Travis comes from a family of property managers and has found this career path to come naturally. After spending 7 years running his own business in home improvement and landscaping, Travis is the perfect person for his job. He is able to maintain resident wellness, while also limiting physical liability and increasing property values.

Clifford Uyeno

Clifford has spent most of his working career in the agricultural industry with over 35 years of experience. He has had the chance to work with many great people through the years who have all made impacts on both his professional and personal lives. Cliff strives to make sure all our properties are the best looking on the block. He is a key member of our team when it comes to maintaining great property values and creating a good reputation within our communities.

Edith Zuniga

One thing to know about Edith is that she absolutely loves what she does. She takes pride in striving for outstanding customer service to all those whose lives she comes across. It is important that she provides a positive impact that will lead to an extensive trusting foundation. Her motto is “Delivering Excellence is What We Do”, and being our eyes on the ground, she enables River Drive to provide the best possible service to both our clients and residents.

Itzel Ruelas

Itzel was raised in Madera, CA before moving and settling in Merced. Her personal hobbies include fashion photoshoots, scrapbooking, as well as exploring the world through travel…adventure is what she craves! She obtained an associate degree in Psychology from Merced College and is currently working on her Bachelor’s. Being the first face you see and voice you hear in the Merced office, she greets everyone with a smiling face and helps direct all inquiries to the appropriate team member. Her door is always open for anyone who wants to communicate whether it is professional or personal matters.

Chelsea Turner

Chelsea is a mother of 3 beautiful children and loves every moment she spends watching them grow up and mature. They are her sole motivation to continue to work hard every single day. She enjoys being outdoors and especially loves going to the beach, seeing snow in the mountains, and taking road-trips. Chelsea takes pride in helping to maintain our facilities to high standards while also addressing everyone we encounter in a timely and professional manner. As our Administrative Assistant in the Fresno area she is responsible for assisting our customers and helping with the daily operations.

Sandra Gaylord

Sandra recently earned her bachelor’s degree in Education from California State University, Fresno and is excited to take the first step of her professional career. She comes from the small town of Ivanhoe and is an avid baker and gardener. She is very excited to serve the Merced community’s rental needs by working hard to find the best tenants to move into your homes while also providing a home and safe space for our families.

Crystal Taffoya

Crystal is fiercely loyal and devoted to people she loves and values. She is very family oriented and a proud mother. Reliability, trustworthiness, and faithfulness comes naturally as well as being strong and hard-willed. She is very much considerate and kind natured in terms of decision making, which makes her the perfect fit to serve the community of The Towers at Manchester.

Miriam Anaya

Michalene “Mikki” Everett, CMCA®, AMS®

HOA Director

Mikki has more than 20 years of experience in residential construction, property management and business administration. She effectively leads homeowners’ associations and currently holds her AMS®-Association Management Specialist designation while working toward PCAM® and her B.A. in Operations/Project Management. Mikki was nominated as a top 3 finalist in 2019 for National Portfolio Manager of the year for her work in the Fresno market and is highly respected in the Association Management industry. She has two grown sons, 3 grandchildren, and enjoys spending time with her 4 dachshunds.

Brandon Waters CMCA®, AMS®

Certified Association Specialist

Brandon grew up in the Fresno/Clovis area and comes from a background of over 20 years in security and investigations management including owning his own private security firm in Fresno for 6 years. He has been in property management for just about 2 years and has been a CMCA® since May of 2021. Brandon is currently working toward his Association Management Specialist, AMS® designation. He brings with him unique knowledge and skill sets that make him a valuable asset to many communities. He has a great deal of experience working with law enforcement, security, and surveillance that allow him to make communities safer and enhance their value. He has been married for 15 years and has two beautiful daughters that keep him busy on his off time.

Rachel is a Merced county native with over five years of experience in the maintenance industry. She has an eye for the little details and will ensure all your maintenance needs are met. When Rachel isn’t in the office, she enjoys time with her children, grandchild, and large extended family. Rachel is an avid traveler, especially if it is to see her favorite football team, the Forty-Niners.
